What is a flat fee listing?
Listing your home flat fee means listing with a real estate broker who accepts a small fee to list your home instead of a commission on your home sale. We take the listing portion of a real estate brokerage and offer it directly to you. The main difference between a flat fee listing and a traditional brokerage sale is that instead of paying 3% to the listing agent upon sale you pay a much smaller flat fee upfront for the listing of your home. You handle other transaction related tasks such as photos, showing preparation, etc.
Is flat fee the same as For Sale By Owner (FSBO)?
No. When you sell your home For Sale By Owner you are 100% on your own. You do the preparation, marketing, showing scheduling, and negotiation. A flat fee service like at ListGA allows you to lean on a traditional real estate brokerage for different parts of the real estate sales process. By listing flat fee you enter into a brokerage agreement with a Georgia real estate brokerage for a small fee to list your home and effectively market your home to thousands more buyers versus FSBO.

You are not For Sale By Owner when listing with a flat fee service. You are entering a discounted real estate broker agreement that allows you to save money versus a traditional 6% commission agreement. Regardless of flat fee or FSBO you should expect to pay a commission should an agent bring you a buyer but you will save thousands in the listing side of the commission.
For example if you are selling a $300,000 house a traditional broker would charge a 6% commission on the sale of your home. Half of that commission (3% of $300,000 OR $9,000) would go to the listing agent and the other half to the buyers agent. By listing your home in a flat fee agreement you are cutting that commission in half and still getting your home in front of the maximum audience as you would with a traditional brokerage.
What is an MLS?
A multiple listing service, or MLS, is a centralized database used by real estate agents to view properties currently on the market and present to their clients. When you list your home FOR SALE BY OWNER you are essentially responsible for 100% of the marketing of your home. Buyers and buyers agents typically do not have access to the details of your home via a centralized database (such as an MLS). By having your home listed in the MLS your home will be in front of thousands of real estate agents across the state
If I find a buyer on my own do I have to pay a commission?
No! If you find your own buyer and they don't use a buyer's agent you will pay NO BUYER'S AGENT COMMISSION on the sale of your home!
How do potential buyers and buyer agents contact me?
Your contact information will be listed on the MLS as well as the yard sign.
Is my contact information public?
Only if you decide to make it public. We provide a property specific email address that forwards directly to your personal email so that your personal information is confidential until you contact a buyer directly. You can choose whether or not to make your phone number public or just available to agents (via the MLS). Any calls that come to our office regarding your property we forward on to you.
How are showings scheduled?
With the BASIC package buyers and buyer agents will contact you directly to schedule showings. If you purchase the PREMIUM package we provide a showing service where agents can request to show your property with your approval via text/email. You can also coordinate directly with those agents should you choose to. Buyers not represented by an agent will contact you directly to schedule a showing.
How are negotiations handled? How will I receive offers?
You handle negotiations directly with the buyer or buyer's agent. Offers are generally written by the buyer's agent or the buyer and delivered to you for review and acceptance/counteroffer.
Do I have to provide a commission for buyer agents?
We recommend that you pay a buyer's agent commission to incentivize buyer agents to show your listing and help sell your home. The decision to offer a commission and the amount is up to you. The commission amount/percentage will be listed in the MLS for agents to see before they contact you. In most markets in Georgia we recommend a 3% buyer's agent commission however that decision is up to you.
Can I cancel the listing anytime and list my home elsewhere?
Yes. If the home is not under contract you may cancel the listing agreement at any time. The listing fee is non-refundable and there is no cost to you associated with cancelling your listing with us.
